Billings Montana Real Estate Market Activity Index, Area 1, July 6th, 2010

What's happening in the Billings Montana Residential Real Estate Market today July 6th 2010?

We have about 115 homes for sale that average about $214,000. 

We have 14 homes that have contracts to close that are in the pending stage, they average about $201,000.

We have 19 homes that have accepted contracts to close in the contingency stage, they average about $205,000.

 

When we look at the local market here in the Billings Heights Area 1, West of Main Street, it looks like the Activity Index is about 23% (the percentage of homes for sale that are under contract of the total number of homes listed on the MLS for sale).

Over the last 90 days, about 28 homes have sold per month.  At that rate, the current inventory of homes will take about 5.2 months to sell, and heck, that's pretty good!

Things are picking up in the housing market in the Billings Heights, Area 1 of Billings, Montana

The housing market in the Billings Heights Area 1 neighborhood of Billings Montana has seen a great improvement over the past 30 days after a long cold winter.

There are currently 149 homes for sale in Area 1, and of those homes for sale, 42 of them have an accepted contract on them. 

Over the past 90 days, only 35 homes in this area were sold, that was a long winter with a whole lot of snow on the ground!

Since the weather has nearly melted all the snow, we have a bit of spring fever here in the housing market, maybe a little help from low interest rates and the tax credits offered to those who either purchase for the first time, or make a new home purchase after residing in their old home for 5 or more years.

If we can clear 1/3 of the homes on the market in this area over the next 30 days, we're gonna need more inventory! 

Traditionally, our number of homes that are new to the housing market picks up in the spring.  This makes a lot of sense when you take a look at the picture I've posted here, who'd want to move in that kind of snow!

In the next few weeks, the tulips and the crocuses will be showing us their spring colors.  The grass in yards and all over the prairie will be greening up.  I hear it'll be 71 degrees on Monday March 29, 2010.

Best Buys In Billings, Area 1 Billings Heights, June 3, 2009

I'm always on the lookout for my buyer clients for well priced homes, here's what I found in the Billings Heights West of Main Street Today:

262 Ashley Ct:  Over 3200sf finished for $60.95sf.  Established neighborhood

1213 Governors:  Over 3800sf finished for $61.50sf.  On a corner lot.

310 Ecton:  Over 6700sf finished/remodeled recently, for $54.45sf.  Huge home

 

I can't think of a way to build for this kind of money.  Let me know if you would like more information.
