I've taken a look at the 2 acres or more small acreage residential activity for within a 75 mile radius of Billings Montana. Winter is typically a difficult period for this market and the numbers for the last 90 days demonstrate this as well.
The best 90 day moving average is in the under $150,000 price range with an average of 13% of the homes on the market closing each month.
Over $350,000 only 2 homes have closed in the last 90 days out of a total of 79 listings. I expect these homes to pick up in sales as the spring thaw comes around. It's just hard to have a good look at the dirt around the home to make a decision to purchase when the snow doesn't melt away.
The best 90 day moving average, above $150,000, has been the $200,000 to $250,000 range with 7 homes closing over the period.
I'm ready to start showing some of these properties, just as soon as the snow melts and we can see a little green instead of white!
